Nueva Andalucía is not one market. It is four distinct areas spread across roughly ten square kilometres of valley
behind Puerto Banús, and the differences between them — in price, atmosphere and who they suit — are larger
than most buyers expect.

In short: Las Brisas for space and quiet, Los Naranjos for golf, Aloha for families with school-age children, and La Quinta for elevation and privacy.

Las Brisas

Las Brisas suits buyers who want privacy and mature surroundings within a few minutes of Puerto Banús. It sits in the south-west of Nueva Andalucía, built around Real Club de Golf Las Brisas, and it is one of the oldest parts of the valley.


The age shows in the best way. Gardens are established, trees are mature, and there is a settled quiet that newer developments take decades to acquire. Plots tend to be larger than elsewhere in the valley, and through-traffic is minimal. Architecture is predominantly Mediterranean and Andalusian — white walls, terracotta roofs, generous terraces.

Los Naranjos

Property spans a wide range here — frontline-golf villas at the top of the market, alongside townhouses and apartment complexes at more accessible prices. Frontline-golf position carries a premium, and it is worth understanding what that premium buys: an unbroken outlook with no prospect of building in front. Aloha, in most cases. Aloha College sits within the area, and the mix of townhouses and villas means there is usually something available across a range of budgets.

Las Brisas is the alternative for families wanting more space and quiet, accepting a short drive to school. Marbella Country Club and Aloha Hill Club both appeal to families who want sports facilities and security inside the gates.

Elevation decides it, and La Quinta sits highest.

Within the valley itself, the communities most often associated with sea-view potential are La Cerquilla, where elevated plots can combine sea and frontline-golf outlooks; Les Belvederes, an elevated community where many units have panoramic views; the higher positions around Los Naranjos; Haza del Conde; and Albatross Hill. In every case it depends on the individual plot — its height, its orientation and what sits in front of it.

Across most of the valley floor the outlook is towards the golf courses and La Concha rather than the coast. If a sea view is essential, say so at the outset: it narrows the search materially and carries a premium.

Frontline-golf villas in La Cerquilla, Vista Real and Los Naranjos generally command the highest prices, along with
elevated positions in La Quinta.
